The proposed plan includes:

  • 29 large, privately serviced estate homes — each between 3,000 and 4,000 square feet, with 2- or 3-car garages as well as potential for an additional rental unit on each lot.
  • 9 of these homes would back directly onto the Rideau River, raising concerns about shoreline disruption.
  • Private wells and septic systems for each home — no municipal water or sewer service.
  • A single new road would connect the subdivision to County Road 23, near a S-bend with limited visibility.
  • Two small park blocks are proposed, but no public access to the river is guaranteed.


This proposed development would bring suburban-style sprawl to one of the few remaining natural stretches of the Rideau corridor.


This area is currently home to wetlands, mature woodlands, and wildlife habitat — including turtles and other species at risk. The land is within a regulated floodplain and part of a sensitive natural heritage zone.


The developer is asking the Village and County to change the zoning rules to allow for this kind of development, which is not currently permitted under local planning policies.
